POSITION SUMMARY
Position will perform development and project management functions on assigned land and new construction, tenant improvement and capital projects. Position will manage duties to include generating comprehensive scopes of work; directing design consultants; cost estimating; developing bid documents and analyzing proposals; contract preparation and management; contractor and/or subcontractor vetting; project scheduling including resource procurement; and document & budget management. Position will insure that projects are managed successfully to ensure a coordinated effort between the Customer, Property Manager and Senior Vice President/Market Leader team.
ESSENTIAL JOB DUTIES
Project Management
Position requires a Bachelor's degree in Construction or Engineering or related field or equivalent work experience. A minimum of 8 years construction related experience required. Proficiency in Microsoft Office and MS Project, or other scheduling software required. Experience in ACAD or other drawing software helpful. A well-organized individual with excellent technical, analytical and communication skills required. Must be able to perform responsibilities at a high level with minimal supervision. Must be able to work in a lead and/or support role as required. Position requires demonstrated leadership skills with the ability to work in a team environment.

ESSENTIAL JOB DUTIES
Project Management
Execute new construction and development projects in coordination with the Regional VP Development and Senior Vice President/Market Leader including land entitlement, site and vertical construction and day to day management of third party contractors and vendors.
Manage public private interaction and dialogue with municipalities and third parties impacting development projects. Represent the interests of DCT in a professional and successful manner.
Manage the project delivery system from development team to operating system including customer related issues.
Prepare a comprehensive scope of work and manage design of capital improvement projects including roofing, HVAC, electrical, fire protection, plumbing and tenant improvements.
Prepare cost estimates for the scope of work utilizing quantities, proposals, historical information and general unit pricing knowledge.
Prepare contractor bid packages and upon receipt, analyze for adherence to design, quantities, qualifications, and costs as compared to preliminary analysis and budget.
Prepare estimate complete with all quantities, alternates and unit prices. Review estimate and scope of work with property management, leasing, and/or customer (if necessary).
Provide value engineering options where possible.
Provide technical guidance for projects that are generated and managed by property management and third-party managers.
Manage design process and hire architect and/or engineering professionals to provide detailed scope of work and make sure projects are managed to a budget and are completed on schedule.
Manage the overall construction process to include obtaining necessary permits or required jurisdictional documentation.
Prepare critical path schedules utilizing specialized software (MS Project) to ensure timely delivery of project.
Knowledgeable of local building codes and processes which affect design and construction.
Prepare and issue contracts for tenant improvement, due diligence and capital work.
Review lease to ensure scope of work for Tenant Improvement follows the lease requirement.
Schedule and conduct progress meetings.
Issue and obtain approvals for contract change orders.
Prepare Project Approval Request (PAR) forms.
Work with property management and accounting for proper job set up, billing, and cost tracking.
Review and approve contractor invoices and draw requests.
Close out projects in a timely manner to include receipt of Certificate of Occupancy, warranties, signed off permits, lien waivers, etc.
Ensure project files are maintained in compliance with DCT standards with support staff.
Assist property management with scope and pricing for annual capital budgets.
Maintain and document all activities related to capital projects utilizing DCT's data management system.
Maintain detailed documentation of construction process to include meeting minutes, collection of warranties, Certificates of Occupancy, project manuals, etc.
Navigate accounting, document and financial software to ensure all documents related to the project are appropriately filed and provide accurate historical documentation of construction activity.
Perform other duties as assigned.
