Job Description:
The Real Estate Tax Accountant will perform tax planning and consulting for a wide range of real estate clients. The job duties will include, but not limited to the following:
1. Assist in Real Estate Market Research and Real Estate Tax Planning (40%)
1- Prepare worksheets for Real Estate Asset allocation, Real Estate Tax Deferred Exchange preparation, 1031.
2- Prepare tax planning/estimates/projection for the capital gain or loss in securities and Real Estate sales.
3- Prepare and renew annual personal property tax return and supporting fixed asset schedules. Compile, review, and submit personal property tax payments to counties.
4- Compile, review and submit real property tax to counties.
5- Assist in the review of financial statements of clients needed for tax planning.
6- Consistently update databases and keep track of real estate market transactions.
7- Collect data and real estate market information from research and brokers.
8- Financial analysis for Real Estate mortgages.
9- Assist in Real Estate tax analysis, preparation and review of lease agreements and other necessary legal documents relating to real estate business.
2. Prepare individual/Corporation/LLC/Trust tax returns (30%)
1- Prepare and review tax return for individuals, partnerships and corporations and other entities, ensuring accuracy and compliance with application tax law and regulations.
2- Identify book-tax differences and prepare any necessary tax supporting work papers to reconcile tax accounts according to applicable tax laws and regulations.
3- Prepare worksheets for the complex partner allocation, calculations of cost basis for inherited property, income statement reconciliation of the REITSs, etc.
3. Provide customer service for Real Estate clients (15%)
1- Join the open house when clients request and collect necessary data to support the real estate asset allocation worksheet.
2- Coordinate and communicate with client contacts as required to gather information.
3- Business entity election analysis and provide incorporation services for property owners.
4- Assist property owners in business licenses applications.
5- Correspondence with county assessors about property taxes issues when there’s title transferred.
4. Other job duties (15%)
1- Prepare payroll and assist with annual 1099 filings.
2- Keep updating job knowledge by participating in educational opportunities.
3- Prepare reports and coordinate with auditors for Workers Cop audit/tax credit audit.
4- Review clients’ information and prepare tax documents for qualified clients to claim for IRS tax credits.
Job Requirements: Master in Accountancy or closely related. Must have skills in data analysis using Excel and knowledge of business laws and regulations.
