Position Overview
The Property Rentals Manager is responsible for overseeing the daily rental operations of residential properties, coordinating leasing activities, maintaining tenant relations, and ensuring the efficient administration of property management services. The successful candidate will play a key role in supporting the company’s expanding property portfolio and maintaining high standards of operational efficiency and customer service.
Key Responsibilities
1. Oversee the day-to-day operations of residential rental properties
2. Coordinate rental and leasing activities, including preparing advertisements, scheduling property viewings, and reviewing rental applications
3. Communicate with tenants regarding lease agreements, renewals, maintenance requests, and general inquiries
4. Maintain lease files, tenant records, payment information, and other property management documentation
5. Coordinate repairs, maintenance work, and property inspections with contractors and service providers
6. Monitor rental payments and assist with follow-up procedures for overdue accounts
7. Prepare operational reports, correspondence, and administrative documents related to property management activities
8. Ensure compliance with company procedures, residential tenancy regulations, and health and safety standards
9. Respond to tenant concerns and operational matters in a timely and professional manner
10. Supervise and evaluate maintenance personnel, contractors, cleaners, landscapers, and other service providers engaged in property operations.
11. Monitor operating expenses and rental revenues, maintain financial records, and ensure accurate reporting for property owners.
12. Assist in coordinating and supporting the administrative staff involved in rental operations
13. Prepare monthly, quarterly, and annual financial reports, including rent collection summaries, maintenance expenditures, operating budgets, and occupancy reports.
Requirements
Education: College/CEGEP or equivalent education and relevant work experience
Experience: A minimum of 4 years of relevant experience in property management, real estate administration, or a related field
Languages: English
Work Environment: On-site position; No option for remote work
