The addition of the right Property Rentals Manager is key for the team's ongoing growth and success. We are currently seeking an experienced and dedicated Property Rentals Manager to join our team. This role is essential in ensuring the smooth day-to-day operations of our rental properties, including tenant relations, lease administration, and property maintenance coordination. The ideal candidate will have a strong background in residential or commercial property management, excellent communication skills, and a proven ability to serve as a trusted liaison between tenants, property owners, and service providers. This position requires a proactive, organized professional who can manage multiple priorities while fostering positive relationships and maintaining high standards across all rental units.
Key Responsibilities:
• Negotiate and approve rental or lease agreements of properties to ensure that terms of agreements are met.
• Prepare all lease-related paperwork in a timely and accurate manner, as well as administer contracts of property services such as cleaning and maintenance, security services and alarm systems.
• Accomplish financial goals by compiling and maintaining records on operating expenses and income along with reporting periodically upon financial performance.
• Attract new tenants through advertising, property viewings, and encouraging rentals.
• Address tenant questions or complaints, inspect vacated unites, administer damage deposits, and ensure that troubled calls are acted upon.
• Develop and manage annual budget by forecasting requirements and analyzing variances, dates, and trends.
• Oversee daily administration of property and serve as a point of contact between property owner and tenants.
• Complete administrative tasks such as interview tenants, undergo credit checks, ensure timely collection of rent and fees, contract maintenance work, and handle late payments from tenants.
Requirements:
• Minimum of four years experience in a management role (ideally in property management, commercial or residential) and minimum one year of customer service experience.
• Completion of secondary school or equivalent.
• Ability to recognize and have knowledge of relevant landlord-tenant laws such as the Residential Tenancies Act and the Commercial Tenant Act
• Ability to effectively negotiate in order to ensure terms of lease agreements are met, and rental or lease of properties are approved on behalf of property owner.
• Ability to complete clerical skills, promote client service and have exceptional communicative skills.
• Ability to analyze and summarize large sets of data, and basic building management operations.
• Have a high level of proficiency in MS Office, Yardi Breeze and Quickbooks.
• English and French speaking required.
• Portuguese and Spanish speaking as an asset.
• Proximity to the property is an asset, as it allows for quick response to unexpected or urgent matters.

• Ability to supervise and oversee daily operations of one or more rental properties.
• Ability to work independently with little to no supervision and under pressure.
