Job Title: Maintenance Engineer – Affordable Housing

Location: Washington, D.C. (Based at one of the properties; daily support across multiple nearby properties)

Employment Type: Full-Time / Contract
Position Overview:
On behalf of our client, a mission-focused affordable housing owner/operator, we are seeking a
dependable and skilled Maintenance Engineer to support the daily repair, upkeep, and
operational integrity of a portfolio of affordable housing communities in Washington, D.C.
Reporting to the Community/Property Manager, this individual will play a vital role in ensuring
safe, clean, and well-maintained housing for voucher-based residents, while helping the
property meet DCHA inspection standards and internal maintenance KPIs.
This is a hands-on field position, with daily work expected across multiple properties within
close proximity.

Key Responsibilities:
Preventative & Routine Maintenance
● Perform daily walk-throughs and routine building inspections to identify and resolve
maintenance issues proactively.
● Complete work orders including minor plumbing, electrical, HVAC troubleshooting,
drywall repair, painting, and appliance repairs.
● Perform preventative maintenance on building systems and common areas.
Turnover & Unit Preparation
● Prepare units for move-ins and move-outs, including painting, cleaning, lock changes,
fixture replacements, and minor repairs.
● Ensure all units meet DCHA Housing Quality Standards (HQS) before inspection and
occupancy.
Inspections & Compliance Support
● Assist with DCHA, REAC, HQS, and other agency inspections by ensuring units and
common areas meet required standards.
● Complete inspection-related repairs quickly and document completed work.
● Maintain safe conditions in accordance with building codes and safety protocols.
Emergency & After-Hours Response
● Respond to emergency maintenance requests including leaks, lockouts, or loss of
heat/hot water.
● Participate in on-call rotation for after-hours maintenance as needed (rotating or shared
with team).
Team Collaboration
● Communicate regularly with the Property Manager and administrative staff to coordinate
work order priorities and unit readiness.
● Coordinate with vendors, contractors, and city inspectors when needed.
● Maintain organized records of work performed and inventory of tools/materials.
Job Requirements:
Qualifications:
● 3+ years of hands-on residential maintenance experience, preferably in affordable or
voucher-based housing.
● Strong skills in general carpentry, plumbing, electrical, appliance repair, drywall, and
painting.
● Familiarity with Housing Quality Standards (HQS) inspections and DCHA requirements
preferred.
● Ability to use maintenance tracking systems or work order apps (e.g., AppFolio, Yardi).
● Strong attention to detail, time management, and communication skills.
● Ability to lift 50+ lbs, climb ladders, and perform physical tasks daily.
● Valid driver’s license and access to reliable daily transportation required.
● EPA or HVAC certification is a plus but not required.
● Bilingual (Spanish/English) is a plus.
Work Environment:
This is a full-time, field-based role with work expected across multiple affordable housing
properties within Washington, D.C. The Maintenance Engineer will be based at one property
but will travel daily between buildings to meet operational needs.
