Job Description:
General Manager is needed to perform the following duties:
• Manage daily operations of hotel by coordinating between the various departments of the Hotel including Front Desk, Sales, Maintenance, Restaurant, Kitchen, Banquets, Meetings and conferences, Security, and Housekeeping. Oversea weekly meetings with maintenance, housekeeping, Front Desk regarding hotel’s occupation and turnover rate.
• Implement new brand directives, employee policies, and operational procedures to increase brand equity and hospitality compliance. Lead the entire operations staff and support any changes they request to maintain guest and hotel morale.
• Approve night audit reports and evaluate the findings with higher Management. Reconcile night audit packs and have the team track them via monthly spreadsheet.
• Lead preparation and analysis of market segmentation reports, production reports, daily pick-up reports and pace summary reports to maintain 80% customer retention rate, acquire new market segments and increase daily revenue spend from incoming last minute hotel fills.
• Review Daily Market Segment Analysis (DMSA) report and ensure accuracy on the Daily Flash Reports.
• Lead a weekly Guest Service Scores (GSS) analysis to determine major guest issues on property and thereby resulting in a GSS Problem Elimination Spreadsheet to review, analyze, and implement solutions for all identified problems.
• Approve campaigns on social media platforms relating to guest attractions and discounts. Develop a strategy for the team to respond to any negative reviews with respective departments.
• Ensures brand Quality Assurance (QA) compliance, performance, and approve actions to achieve Brand Compliance Thresholds that is established by Marriott International. Support 6 month Quality Assurance audit of the Brand so the hotel passes with required scores that is set by the international committee.
• Lead a monthly Brand Standard Audit (BSA Audit) to ensure property meets all minimum quality requirements as per agreement. Approve the audit results, take necessary measures to rectify the defects and flaws and implement any corrective measures.
• Negotiate and manage rates and inventory with the third parties, Travel Agents and Online Travel Agencies (OTA’s).
• Perform analysis on trends, demand and market conditions to property leadership and ownership. Collect and consolidate data to help ownership in the process of CAPEX planning and ensure achievability with maximum accuracy.
• Lead the revenue meeting with the ownership and present plans for forecast, and budget implementation including events, rates, promotions and other aspects of marketing and sales.
• Develop property specific strategies to maximize revenues by performing necessary analyses such as Historical Demand Analysis, Forecasted Demand Analysis, Price-Value Comparison, STR Comp Set Analysis, Competitive Pricing Analysis, POR Analysis.
• Manage hotel ADR (Average Daily Rate) and inventory by creating the property rate structure and tier pricing by season.
• Work with all department leaders to refine strategies to achieve budget and forecast goals and increase property RevPAR Index (RGI).
• Implement streamline processes and programs to efficiently collect, maintain and report daily, current and historical financials, to help maximize financial profitability.
• Actively participate in securing buy outs and work with the events manager to ensure a profitable operation including placing stock orders in compliance to the Brand standards for all the departments of the Hotel.
• Negotiate and control costs of products and services being procured for the property, to be able to provide quality product and exceptional service to end consumer.
• Manage Accounts receivable and payable for the Hotel. For instance, Manage the monthly forecasts are accurate in regard to fixed costs and other expenses on which our department takes ownership.
• Present Cash Flow analysis to the accountant so he can prepare the Cash Flow Statements and evaluate the future cash needs or excess cash distribution with ownership.
• Analyze, Review and approve cost, financial, payroll, turnover, and operations report to determine operating requirements for revenue optimization and cost control.
• Analyze and present organization performance metrics to Ownership. These include reporting and presentations on the financial and market performance of the property compared to its competitors in the region and comparisons from the previous year.
Bachelor’s Degree is required in Hotel Management or Hospitality Management or education + experience which is equivalent to a Bachelor’s Degree in Hotel Management or Hospitality Management
