Job Description:
The Business Development Manager leads front-end growth for originating and advancing strategic client relationships, shaping early pursuits, and expanding our presence across industrial/advanced manufacturing and commercial asset classes (mixed-use, multifamily, hospitality, and commercial). The role requires fluency in CMAR, Design-Build, and Progressive Design-Build, a sharp read of market dynamics, and a consultative approach to uncovering client needs. Success looks like turning market intelligence into qualified opportunities and clearly articulating value to owners, developers, brand operators, and A/E partners.

What You’ll Do Market Strategy & Growth • Build and execute a market plan with clear targets, revenue goals, and coverage ratios across priority industrial and commercial segments. • Originate and mature relationships with owners/developers, architects/engineers, brokers, and lenders; convert early intel into qualified pursuits. Opportunity Development • Lead capture from first conversation to shortlist: discovery agendas, teaming strategy (A/E, trade partners, brand/flag coordination for hospitality), and early risk/long-lead assessments (power/gear, façade systems, FF&E).

Direct creation of RFQ/RFP responses and interviews; craft client-specific narratives, differentiators, and evidence (case studies, metrics, references). • Maintain a clean, current pipeline in the CRM with stage probabilities, next steps, and forecast roll-ups. Collaboration & Execution • Partner with Preconstruction, Operations, and Executive Leadership to shape competitive, executable approaches for distribution, mixed-use districts, apartments, hotels, and commercial programs. • Coordinate with Marketing on thought leadership and pursuit collateral; ensure brand consistency and message discipline. • Support commercial discussions with data-driven options on scope, schedule, and terms.

Intelligence & Positioning • Track competitors, pricing signals, incentives, utilities/power availability, and sector trends (e.g., EV supply chain; multifamily fundamentals; brand/flag PIP cycles; retail/hospitality co-tenancy). • Recommend entry/expansion plays in high-growth niches (e.g., advanced manufacturing, last-mile logistics, mixed-use urban infill, select-service/boutique hospitality).

Experience & Education • Bachelor’s in Construction Management, Engineering, Business/Marketing, or related field.

5+ years in BD, account management, or client-facing roles within industrial and commercial construction.

• Demonstrated wins in manufacturing/industrial and commercial asset classes (mixed-use, multifamily, or hospitality).

Technical & Commercial Knowledge

• Working fluency in CMAR, Design-Build, Progressive DB and their impact on risk, fee, schedule, and buyout.

• Understanding of construction financials, bonding/insurance, procurement.

• Tools: CRM (Salesforce or similar), Office 365, proposal/collaboration platforms, virtual presentation tools. Personal Attributes • Curious, resilient, resourceful, driven; comfortable with ambiguity and new markets.

• Established network among regional industrial owners/developers, multifamily and mixed-use developers, hospitality brands/owners/operators, A/E partners, and brokerage.

• Professional engagement with DBIA, AGC, NAIOP, ULI, AHLA, NCEDA, or similar organizations.

• Exposure to utility coordination/incentives/site selection, or brand PIP/prototype processes for hospitality.
