POSITION SUMMARY:

The Building Superintendent is responsible for supporting the safe, efficient, and day-to-day operation of the residential property. The role requires independent judgment, practical maintenance experience, and the ability to respond to resident and building-related issues. As this is a live-in position, the employee must reside on-site and be available to respond to urgent building maintenance and safety matters when required.

MAJOR RESPONSIBILITIES:

• Independently inspect building systems and common areas, identify maintenance issues, and prioritize required repairs.
• Assess and perform minor repairs and adjustments to HVAC, plumbing, electrical, and other building systems, and determine when qualified tradespersons are required for major repairs.
• Respond promptly to resident maintenance requests and urgent building-related issues, including coordinating emergency repairs when required.
• Perform routine building maintenance, including painting, patching, drywall repairs, and other minor repairs.
• Coordinate and monitor contractors and tradespersons and assist with unit preparation and repairs before new residents move in.
• Maintain an inventory of maintenance supplies, tools, and materials and make minor purchases as required.
• Monitor building safety and security, address identified concerns, and take appropriate action when urgent issues arise.
• May show units, collect rent, move heavy items, and supervise or coordinate workers as required.

QUALIFICATIONS/SKILLS REQUIRED:

• Education: Completion of secondary (high) school is required
• Experience: Minimum 3 years of experience as a Building Superintendent or in a comparable residential building maintenance and operations position.
• Language: English
