Duties and Responsibilities
-Develop and execute comprehensive sales strategies to achieve revenue targets for residential and mixed-use development projects while aligning with the company’s brand positioning and long-term business objectives.
-Lead, mentor, and performance-manage the sales team by setting clear expectations, monitoring key performance indicators, and providing ongoing coaching to ensure consistent, high-quality client engagement.
-Oversee the full sales cycle from lead generation through contract execution, ensuring a seamless and professional experience for prospective buyers, investors, and brokerage partners.
-Build and maintain strong relationships with real estate brokerages, external sales agencies, and key industry stakeholders to expand market reach and drive sustained sales activity.
-Collaborate closely with marketing, design, and development teams to ensure sales messaging accurately reflects project vision, design intent, pricing strategy, and market positioning.
-Analyze market trends, competitor offerings, and buyer behavior to refine pricing strategies, incentive programs, and inventory release plans in a competitive luxury market.
-Prepare and present regular sales forecasts, performance reports, and pipeline updates to senior management, providing data-driven insights and strategic recommendations.
-Ensure all sales activities comply with applicable real estate regulations, disclosure requirements, and company policies, maintaining the highest standards of professionalism and integrity.
-Represent the company at sales launches, private previews, industry events, and client meetings, acting as a knowledgeable and credible brand ambassador.
-Coordinate closely with financial institutions, mortgage brokers, and lending partners to support purchasers through mortgage qualification, financing structuring, and documentation requirements, ensuring timely approvals that align with project sales timelines and completion milestones.
-Act as the primary liaison between purchasers, legal counsel, and banking partners to facilitate deposit schedules, monitor financing conditions, and proactively address mortgage-related issues that may impact contract fulfillment or closing obligations.
-Manage client negotiations and address complex sales inquiries or concerns with discretion, professionalism, and a solutions-oriented approach to secure successful transactions.

Qualifications
-A bachelor’s degree or above business or a related discipline
-A minimum of 3 to 5 of progressive, full-time sales experience in real estate development, luxury residential projects, or high-value asset or products with at least three years in a formal sales management or leadership role overseeing revenue targets and sales teams.
-Demonstrated verifiable track record of meeting or exceeding million-dollar sales targets, supported by measurable results, employer references, or portfolio evidence; purely commission-based, short-term, or informal sales experience will not be considered sufficient.
-Proven experience managing the entire sales lifecycle for complex transactions, including pricing strategy, contract negotiation, purchaser qualification, and coordination with legal, marketing, and development teams.
-Exceptional professional communication and presentation skills in English, both written and verbal, with the ability to confidently represent a luxury brand to high-net-worth clients, investors, and external brokerage partners.
-Strong analytical and strategic capability, including experience interpreting market data, absorption rates, and competitor positioning to inform pricing, inventory release, and sales strategy decisions.
