8/05 - 7/06 Manager, Wisteria Park Apartments, Hoover, Alabama - 333 units - Conventional Acquired a property undergoing repositioning for a re-sale. Managed all facets of management with no available monies. Managed to obtain occupancy in the mid 90’s. Was able to make turn-key happen with rent trades. All maintenance excluding lawn care was done in house.

1/05 - 8/05 Manager, Timber Ridge Apartments, Pratt City, Alabama - 200 units - Section 8 - 236 Took over management during the time that corporate office was restructuring their compliance department. During my tender I was able to get the office files in order and in compliance as well as getting current residents recertified. Repaired and opened the pool which had been inoperative for three years.

7/01 - 11/05 Manager, Emerald Pointe Apartments, Hoover, Alabama - 192 units -Tax Credit - 236
Acquired an affordable/LIHTC property undergoing a five million dollar renovation. This community was behind schedule and the office was very unorganized with numerous renovated building behind schedule and the office was very unorganized with numerous renovated building unoccupied. After my employment we completed our renovation by our scheduled completion date. We also received a 100% on our compliance/file audit conducted by the Alabama Housing Finance out of Montgomery. Emerald Pointe was 100% leased with 1.5% delinquent at my departure.

7/01 - 11/05 Manager, Magnum Properties, Birmingham, Alabama - Responsible for all marketing, leasing and scheduling of maintenance for thirty single family dwelling. Simultaneously managed Emerald Pointe Apartments.

2/98 - 7/01 Special Projects Manager, Aspen Communities, Homewood, Alabama - 1800 units - Conventional- Comprised of three sites.
Negotiated monthly contracts for advertising, waste removal, answering service, pest control, etc. Negotiated jobs for three sites pertaining to a four million dollar rehab, such as signage, parking lot stripping, compactor repairs, pool replastering, exterior lighting, roofing etc. Was responsible for changing the names of three apartment communities. Handled the proposal of and follow up with all media for an address and apartment number change for a 642 unit community. Hired managers for three separate sites. Instructed and correlated leasing training at three sites. Simultaneously managed Aspen Ridge Apartments.

2/98 - 7/01 Manager, Aspen Ridge Apartments, Homewood, Alabama - 642 units - Conventional - Acquired a neglected property with high delinquency and low occupancy. Every aspect of this property was depressed status. Hired complete staff. Upon management dismantled leasing center, which leased for three sites from one location and implemented leasing areas at each location and maintained occupancy between 95% and 97%. Isolated delinquency issues to maintain a delinquency between 3% and 5%. Created and implemented a leasing criteria that would enable the community to lease and control delinquency. We were able to maintain the community within budgeted amounts. Maintained at least 55% of all vacant units ready for immediate occupancy.

12/96 - 2/98 Manager, Devonshire Apartments, Birmingham, Alabama - 284 units - Conventional
Took over a community with a high vacancy and disgruntled staff. Upon management I initiated
an aggressive marketing plan and trained leasing personal increasing occupancy from 86% to 95% in the first thirty days. Installed AMSI software at four locations and trained employees on AMSI applications.

10/94 - 12/96 Manager, Treeline Apartments, Hoover, Alabama - 157 units - Conventional Acquired a neglected property which had no income growth. Increased Treeline’s income 18% within twelve months. Increased renewal rated between $40.00 and $75.00 per month and maintained a turnover rate of less than 5%. Exceeded budgeted income each month the first year. Obtained and supervised a major rehab of over $100,000.00 Converted a storage room into an apartment to produce an additional $6000.00 per year. Maintained a 99% economic occupancy. Achieved Manager of the Year while with this company.

10/92 - 10/94 Manager, Alpine Apartments, Hoover, Alabama - 160 units - Conventional - Within the first year we took the community from a negative cash flow to a positive cash flow. Managed to pay old accounts payable along with current accounts payable within budgeted amounts. Was responsible for obtaining bids and overseeing a major rehab of the community. Maintained an economic occupancy between 97% and 99%.

2/91 - 10/92 Manager, Brandywine Apartments, Hoover, Alabama - 150 units - Conventional - In nine months took the community from a negative cash flow to a positive cash flow and paying its bills within thirty days. Organized accounts payable/receivable system. Property was in need of numerous structural and cosmetic repairs but managed to maintain an economic occupancy of 97%.

8/87 - 2/91 Manager, Century Valley Apartments, Birmingham, Alabama- 270 units - Conventional Took a difficult property from a negative cash flow to a positive cash flow in less than six months. Decreased the monthly delinquency from over 25% to 5% at closing of each month. Stopped all give-aways and maintained a 97% occupancy rate. Improved resident - management rapport.

3/86 - 8/87 Area Manager, Colonial Properties, Mobile, Alabama - 539 units - Conventional - Comprised of three sites.
Supervised all facets of management and marketing in a timely and effective manner of three sites. Set up yearly budgets. Staffed all communities. Approved purchases. Simultaneously managed Colony Park Apartments.

2/85 - 8/87 Manager, Colony Park Apartments, Mobile, Alabama - 200 units - Conventional - Took a depressed property from 42% occupancy to 99% occupancy within nine months. Maintained a 58% traffic flow from resident referrals. Increased rents by $30.00 per unit in the first year. Handled major construction problems.
