January 1999-Present. Responsible for the purchasing of material and labor for approximately 900 single/multi family homes a year. Provide purchasing support for product development projects, and new product introduction. Work directly with field operations to take care of contract and scope of work issues. Develop new suppliers, audit existing suppliers, and track their cost, productivity and adherence to agreed schedules. Plan purchase releases to meet forecasted production requirements. Aggressively work on material/labor cost reductions. Coordinate with consultants and contractors as well as with project managers to ensure budgets are complete and work is awarded for cost effectiveness, quality, and timely performance. Interface with South Florida Building officials from West Palm Beach to Homestead to secure permits and communicate field operational issues.

Purchasing Coordinator- Westbrooke Homes acquired by Standard Pacific Homes
January 1998- January 1999. Established all the available options and upgrades for new developments. Coordinated samples and prices from each subcontractor to create spread sheets with product information and sales prices. Created a pricing procedure for custom changes and special request, thus provided information and support for all sales staff.

Design Center Director- Heftler Homes Construction acquired by Continental Homes of Florida
May 1988-January 1998. Met with approximately 450-500 home owners a year to facilitate their buying experience. Meeting consisted of choosing all colors, options, and upgrades. All issues were addressed that related to building materials and procedures as how their home was being built pursuant to the South Florida Building Code. Created color selection and addendums, along with drawings with all pertinent information from home owners to appropriate superintendent and all subcontractors.

Job superintendent- Heftler Homes Construction acquired by Continental Homes of Florida
April 1985-May 1988. Managed the construction of 515 singles family residences. Scheduled with subcontractors, inspectors, and building officials on issues relating to construction, agendas, or problems. Performed daily quality controlled inspections of job site conditions and made sure that all work was being done to code and to planned specifications. Conducted final walk through with home owner and addressed all other their punch list items.
