We are currently seeking a Superintendent to join our team in the Brampton area. The candidate works under the direction of the Property Manager to oversee the administrative and maintenance operations of a not-for profit 123-unit seniors' residence in Brampton. The building is adjacent to the Kennedy Road Tabernacle (KRT) church site. The candidate is comfortable working together with the team to ensure the highest standard of living.

Job Requirements:
As a member of the property management team on site(s), the key responsibilities of a Superintendent include but are not limited to:

Perform regular preventative maintenance and repairs on all furniture, fixtures and equipment in the interior and exterior of the building including common areas and tenant units
Perform a variety of maintenance tasks as required, including maintenance and repair requests by tenants
Processing and completing work orders and returning closed work orders to the Administrative Office
Perform general cleaning, landscaping and snow removal (some of these services may be provided by third parties, in which case supervision of third parties is required)
Administration of all spare parts and supplies
Plaster, drywall, paint, plumbing, electrical and carpentry work as required
Handle turnover of vacant units
Maintain common area and stairwell lighting
Maintain building alarm systems, ensure sprinklers and smoke detectors are in good working order at all times
Ensure that the Facility Manager/Maintenance Supervisor or his designate is contacted for more complex issues with HVAC, electrical or plumbing
Respond to emergency calls relating to building maintenance
Maintain the exterior of the building including clearing and de-icing walk ways in winter, mowing lawns in summer, attending to flower beds and ensuring all outside areas are free from litter
Ensure regular garbage removal and recycling pickup occurs in an efficient manner
Perform daily, weekly and monthly inspections of all common areas, documenting areas requiring attention and date of completion
Carry out annual apartment inspections
Maintain inspection logs for elevator/sprinkler/boiler/fire inspection/safety and maintenance logs in compliance with all federal, provincial and city regulations
Lockdown the building and appropriate areas at 9:00pm daily
Report any issues in a timely manner to the Facility Manager/Maintenance Supervisor or his designate
Respond to after hours and weekend emergency calls
Comply with safety regulations and maintain clean and orderly work areas
Operate grounds-keeping power equipment and maintain external property
Other assignments as required by management.
Desired Skills and Experience

To succeed in this role, the candidate must possess the following combination of education, experience and skills:

Secondary school diploma or completion of a craft apprenticeship or an equivalent is an asset.
3 or more years' experience in building maintenance
Ability to perform general maintenance and repair work including basics of general plumbing, electrical, dry walling, carpentry and heating
Knowledgeable of repair and general maintenance of HVAC systems (e.g. monthly oiling, greasing, filter changes) and other mechanical systems
Knowledge and expertise with hand and power tools, electric meters and material handling equipment while performing duties
Flexible schedule and able to work evenings and weekend and handle emergency calls
Good communication and customer service skills
Ability to comprehend and clearly communicate detailed instructions orally and in writing.
Additional attributes:

Ability to pass a Vulnerable Sector police records check
Comfortable in working with Christian seniors in a non-profit multi-unit residence
Proactive, positive attitude.
Strong communication and problem-solving skills
Highly organized and motivated
Able to work independently
Ability to attender at KRT staff meetings (during office hours)
Physical ability to lift up to 50 lbs.
Ability to work outdoors and at heights on ladders
Possess a valid G Driver's License
Understands and abides by Heritage policies, Tenant Protection Act, Privacy Act
Working Conditions:

Indoor and outdoor work throughout the year, including rooftop work as required
Safety equipment may be required, e.g. *steel-toed safety boots/shoes, safety glasses/goggles, etc. * - mandatory requirement
This is a full time, permanent position with a salary based on experience and qualifications, apartment is provided and a generous benefit package.
