Job Description:
THIS IS A CORPORATE OFFICE POSITION. YOU WILL BE WORKING IN THE CORPORATE OFFICE IN DTLA. ALTHOUGH TRAVEL MAY BE AVAILABLE YOU WILL NOT BE VISITING PROPERTIES REGULARLY AS THEY ARE OUT OF STATE.

Job Description:
DUTIES AND RESPONSIBILITIES
Oversee, manage and direct all maintenance procedures and operations
Assess current maintenance work processes, to optimize efficiency
Manage proactively
Follow-up on work assignments to ensure efficient, thorough completion of assigned work orders.
Prioritize and resolve service requests; maintain record of types and frequency of service requests received.
Create and adhere to maintenance budgets
Work with Community Managers to prioritize projects
Oversee maintenance projects and manage all contractors.
Ensure property maintenance and repair of grounds and facilities such as lawns, clubhouse, pools, streets, curbs and gardening/landscape.
Participate in the selection of contractual services as requested.
Review exterior improvement and tree maintenance/removal requests.
Maintain inventory of equipment, tools, and supplies; purchase supplies, equipment and services as needed.
Train new community mangers and employees on maintenance processes
Other duties as assigned.


Job Requirements:
QUALIFICATIONS
Previous property management experience a plus
Experience acquiring vendors and bids
Knowledge of market repair costs
Highly organized and detail-oriented with the ability to manage multiple tasks simultaneously.
General maintenance techniques, repair work, and grounds, preferably in residential housing
Good verbal and written communication and negotiation skills
Intermediate computer proficiency, including the ability to use email and internet and various software programs
Availability to respond to community needs while on-call during non-business hours (phone only)
Mobile home park experience a plus but not required!
