Job Description: To achieve MAAC and departmental goals, objectives, and performance measures consistent with MAAC’s quality and service expectations this position shall:
Plan, Schedule, and Implement
Supervises, plans, coordinates, monitors, and evaluates the work of various units engaged in the general repair, alternation and maintenance of buildings and facilities. ie. landscaping, plumbing, drywall, electrical, HVAC, masonry, and roofing. Reviews, assigns and prioritizes work requests for building repairs, improvements and preventative maintenance. Determines detailed cost estimates and work hours required for building repair and modification projects. Inspects buildings and facilities and develops and supervises a preventative maintenance program. Assesses properties and grounds for necessary preventive maintenance and repairs; ensures timely completion of preventive maintenance programs Prepares budget estimates and monitors performance against the project budget, schedule, and time, in addition to, site and annual department budget
Monitor and Control
Monitors safe work practices in the maintenance section; ensures subordinates follow safety policy in work methods and procedures; enforces proper safety precautions while working in dangerous situations; educates employees on rules, regulations, safe work habits and potential hazards presented by their work environment. Provides technical assistance to staff; instructs and provides for the training of staff in work methods, use of tools and equipment, and relevant safety precautions; confers with property managers regarding maintenance problems and projects Prepares and maintains a variety of records and reports, including time cards, worksheets, and maintenance requests. Determines feasibility of contracting work and administers small scale contracts for private vendors. Inspects work in progress and upon completion. Monitors and inspects the performance of contractors engaged in the maintenance and repair of agency properties; ensures work is completed in accordance with MAAC quality standards and all contract requirements. Maintains an inventory of supplies and equipment. Maintains liaison with other sections and departments relative to building repair and maintenance. Reviews plans, specifications and sketches of work to be done. Evaluates the performance of subordinate supervisors and staff. Develops and supervises the training of subordinates and enforcement of safety regulations.Mentors, coaches, and takes disciplinary action up to and including recommendations for termination. Addresses performance deficiencies in accordance with MAAC’s human resources policies and procedures, applicable governmental and funding source regulations and labor contract provisions Other duties as assigned.
Job Requirements: The minimum qualifications stated below are a guide for determining the education, training, experience, special skills, and/or license which may be required for employment in the class. These are re-evaluated each time the position is opened for recruitment.
• High school diploma or GED equivalent is required
Possession of a valid California Class C Driver’s License. • Must have at least five (5) years of building construction and maintenance experience; previous supervisory experience is highly preferred.
Three years of journey-level skilled trade experience in the construction, repair, and maintenance of buildings, AND one year of experience supervising a journey-level skilled trade staff; OR three years of journey-level skilled trade experience in the construction, repair, and maintenance of buildings, AND one year of supervisory experience; OR one year of supervisory experience, AND three years of experience in one or both of the following areas: developing and scheduling building construction or Capital Improvement Projects and the study, development and recommendation of policies and procedures for planning, organizing and administering departmental operations; and/or developing time guidelines and cost estimations for building construction, remodeling, maintenance or repair projects
