Job Description:

We are looking for an experienced Project Manager to join our team. Must have at least


years of experience working in multifamily new construction as a Project Manager. Must have a strong ability with assisting field staff and completing on-time deliveries.

We are developing a brand new luxury apartment community in San Jose. Project is 301 apartment units, 4 story type V wood frame, with a 6 story type I concrete parking structure (wrap).

Essential Duties Include:

  • Has direct accountability and responsibility for the project.

  • Manages and coordinates engineering, budgets, purchasing, construction and all related activities.

  • Examines all construction documents as they are issued for constructability, completeness of information and details, design deficiencies and code violations. Inform Construction Manger and project Consultants of issues or problems encountered for resolution.

  • Organize, update and coordinate scope of work for technical requirements and for specific project inclusions or requirements.

  • Prepare and organize bid packages for subcontractors and vendors.

  • Review and approve budgets with Construction Manager. Understand the complete project estimate. Review budget weekly with Construction Manager.

  • Review and approve bids and proposals. Prepare and maintain a buy out report to review weekly with the Construction Manager.

  • Follow established administrative procedures for personnel, contracts and construction.

  • Organize and train new field personnel to properly perform duties and their responsibilities as applicable.

  • Give instructions to the field to maintain efficient project management systems, subcontractor controls, scheduling techniques, material handling and technical items.

  • Hold weekly staff meetings for the jobsite organization. Ensure that all staff members receive communication and functional information on a timely basis.

  • Initiate and supervise the production and maintenance of all construction schedules. Review construction schedule weekly with the Construction Manager.

  • Ensure expediting of submittals and field questions.

  • Request and confirm submittal and approvals of required insurance certificates, bonds, site safety plans and MSDS information.

  • Ensure that all meeting minutes are recorded, filed and distributed within 3 working days following the meeting.

  • Create all subcontract agreements drafts. Final review will be completed by Construction Manager before sending to Main Office for approvals.

  • Create change orders for all additional work or materials. Final review will be completed by Construction Manager before sending to Main Office for approvals.

  • Review and approve all subcontractor, suppliers and/or vendors for payment.

  • Assure that applications for payment are promptly submitted; payments are received and funds are properly disbursed.

  • Oversee job cost reporting on a regular basis. Involve the Project Superintendent and the Assistant Superintendent in the review of labor, material and equipment cost forecasting. Review with Construction Manager.

  • Organize and coordinate the weekly, bi-monthly and/or monthly reports and presentations.

  • Be knowledgeable, adhere to and promote all company policies in regard to personnel, housekeeping, quality management, safety, administration, labor relations, reporting, public relations, EEO, insurance, bonds and taxes.

  • Keep the Construction Manager informed on all significant matters of the project, including progress, safety, financial status and relationships.

  • Establish and maintain professional and effective relations with architects, engineers and consultants along with neighborhood property owners as appropriate.

  • Produce a preliminary and final Cost Analysis report as directed by the Construction Manager.

  • Prepare and maintain quality controls reports to ensure compliance.

  • Produce a final project debrief report at the completion of each project.

  • Oversee and follow up on all project close-out items, services, documents on completion of the project, including punch lists, warranty issues and all related items.

  • Complies with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state and federal laws.

  • Any other duties or responsibilities that may be assigned.
