Job Description:
Performs duties normally associated with a supervisory position, such as hiring, training, evaluating, and disciplinary counseling of all on-site employees, under the direction of the Managing Director of Asset and Property Management.

Conducts community staff meetings on a regular basis. Attends management meetings when scheduled.

Ensures that staff is implementing resident retention and renewal programs.

Ensures customer service is being delivered across all components of the community by the management, marketing, leasing, concierge, and maintenance teams.

Monitors closing ratios of leasing associates to ensure requirements are met. Provides additional training as necessary.

Reviews and approves the planning, implementation and success of, and attends and monitors, various community recreational and social activities.

Maintains open and clear communication with the community staff and Managing Director of Asset and Property Management.

Ensures maintenance work orders are completed in a timely manner and closed out.




Financial:



Responsible for achieving budgeted NOI, maximizing property cash flow, oversees timely rent collection and monitors the delinquencies, and overall financial performance of the property includes parking and retail components.

Responsible for minimizing delinquencies, banking activities with daily deposits, preparation of collection documents, and makes court appearances when necessary.

Develop cost saving strategies to reduce budgeted expenses including utilities, landscaping, flooring, window coverings, turnover items, maintenance supplies, office supplies, payroll, resident activities and marketing programs.

Development of an annual operating budget and business plan in accordance with ownership requirements, including third party owners.

Monitor all revenue transactions, check endorsements, no cash policy and daily deposit procedures.

Accurate and timely preparation of statement of security deposit, rent payment deposits, payroll documents, accounts payable and Profit & Loss Variance.

Analyze income and expenses, traffic, lease expirations, market rents, delinquency financial statements, and make adjustments and recommendations as needed.

Recommend and oversee all capital improvements, deferred maintenance and upgrade programs. Monitor and direct service operations to ensure turnover and make readies preventative maintenance tasks are completed and on schedule.

Review and analyze all bid summaries for purchase of goods and services per the stated contract process. Ensure that all contracted services and materials are accounted for and that the work has been performed properly prior to the release of payment.

Daily review of collections and delinquencies. Process delinquencies according to policy.

Serve as Flair Tower representative in court proceedings, understanding all property legal issues affecting residency, storage, abandonment, bankruptcy, fair housing and unlawful detainer/eviction actions.

Monitor and direct service operations to ensure Flair Tower maintain optimal occupancy. Responsible to ensure vacant apartments are in market ready condition with a less than 5 day downtime for preparation of market ready apartments.

Oversees ordering of office supplies and maintains an inventory count on supplies.


Job Requirements:
A high school diploma is required. A college degree or related coursework is preferred. A minimum of two years of residential or commercial management experience, including supervisory responsibility, is preferred. Excellent communication, organizational, and leadership skills are necessary. Computer literacy/word processing skills required. Prefer sales/multi-family leasing experience. Valid driver's license and good driving record required.
